Meet Kevin VanHeulen
Kevin VanHeulen is the owner and lead inspector at CPI Commercial Property Inspectors LLC and an Air Force veteran. He has spent more than a decade in the inspection industry — first running a home inspection business in Michigan, then relocating to Tennessee in 2014 and founding 840 Inspections in 2016 after two years working with another local firm. CPI is the commercial arm of that work: the same standards, the same level of detail, applied to the kind of properties where one missed deficiency can cost a buyer six or seven figures.
When you hire CPI, Kevin is the inspector on site, the report writer, and the person who answers your follow-up calls. There is no rotating field staff and no junior inspector taking the lead. That continuity is rare in commercial inspection — and it is the foundation of how CPI operates.

Why CPI Exists
Most commercial property inspections in this market come from one of two sources: large national firms that send a different inspector every time and deliver a generic, templated report, or residential inspectors stretching outside their lane to take on commercial work. Neither serves the buyer well.
CPI was built to fill that gap — a Nashville-based commercial inspection firm with the standards of a national operation, the responsiveness of a small business, and a single accountable inspector signing every report.
How We Work
Every CPI inspection is a full Property Condition Assessment (PCA) developed in line with ASTM E2018-15 — the recognized industry standard for commercial property assessments — and the CCPIA Standards of Practice. Reports cover the site and grounds, building envelope, structural systems, and mechanical systems, and they include estimated repair costs, expected ongoing maintenance items, and notes on regulatory compliance with ADA and fire safety standards.
That framework is what lenders, investors, and institutional buyers expect to see. A report built to ASTM E2018-15 is one that will hold up in negotiations, in financing review, and in the years after the deal closes.
